House Rules (summary)

These house rules form an integral part of the reservation agreement with Dutch Sweet Home. By making a reservation, the guest agrees to these rules.

  1. Smoking & substances
    Smoking is not permitted inside the accommodation. The use or possession of illegal substances is prohibited.
  2. Parties & noise disturbance
    Parties, events and nuisance are not permitted. Guests must respect neighbors and applicable quiet hours.
  3. Number of guests
    Only the number of guests stated in the reservation is permitted. Unregistered guests are not allowed.
  4. Pets
    Pets are permitted only under the conditions set out in Article 9 of these terms.
  5. Use of the accommodation
    The accommodation and its facilities must be used with care and in accordance with instructions.
  6. Damage & departure
    Damage must be reported immediately. Upon departure, the accommodation must be left tidy in accordance with the provided instructions.

In the event of violation of the house rules, Dutch Sweet Home reserves the right to terminate the stay prematurely without refund.


Terms and Conditions

1. Applicability

These terms and conditions apply to all reservations, agreements and services of Dutch Sweet Home, unless agreed otherwise in writing.

2. Reservation

A reservation is concluded once confirmed digitally or in writing by Dutch Sweet Home.

3. Payment

Payment must be made in accordance with the instructions in the booking confirmation. In the event of non-payment, Dutch Sweet Home may cancel the reservation.

4. Prices

All prices include VAT unless stated otherwise. Obvious errors or mistakes do not bind Dutch Sweet Home.

5. Cancellation by the guest

In case of cancellation, the following cancellation fees apply, calculated on the total rental amount:

  • Up to 90 days before arrival: 0%
  • 89 to 31 days before arrival: 50%
  • 30 to 15 days before arrival: 75%
  • From 14 days before arrival: 100%

An administration fee of €35 will be charged for each cancellation.

Cancellation fees are considered rental income. Non-invoiced rental amounts are excluded from the calculation.

6. Cancellation by Dutch Sweet Home

If Dutch Sweet Home must cancel due to force majeure or unforeseen circumstances, any amounts paid will be refunded. Further liability is excluded.

7. Arrival and departure

Check-in and check-out times are stated in the booking information. Deviations require prior approval.

8. Use of the accommodation and facilities

  1. Use of the accommodation and all associated facilities, including but not limited to fireplaces, wood stoves, barbecues, gardens, terraces, furniture, electrical and sanitary installations, is entirely at the guest’s own risk.
  2. The guest is responsible for safe, proper and careful use and must follow all instructions.
  3. Dutch Sweet Home accepts no liability for injury, damage or loss resulting from such use, unless caused by intent or gross negligence.
  4. Damage caused by improper or negligent use, including damage caused by fire, smoke or heat, shall be fully borne by the guest.

9. Pets

  1. Pets are permitted only in accommodations where this is explicitly stated in the listing, booking confirmation or accommodation description.
  2. Each accommodation has a maximum number of permitted pets, which may not be exceeded.
  3. Pets are strictly prohibited in accommodations where they are not allowed, including temporarily or as visitors.
  4. If it is determined during or after the stay that pets were present contrary to these rules, Dutch Sweet Home may impose a fine and charge additional cleaning, repair and/or replacement costs to the main guest.
  5. All damage or additional costs resulting from pets are fully at the expense of the main guest.

10. Keys

Costs may be charged in case of lost keys. Costs related to disabling or replacing key safes may be fully charged to the guest.

11. Liability

Dutch Sweet Home is not liable for loss, theft or damage to personal property of guests. Liability is limited to the total booking amount, unless there is intent or gross negligence.

12. Complaints

Complaints must be reported as soon as possible during the stay so that a solution can be sought.

13. Privacy

Personal data is processed in accordance with the privacy policy of Dutch Sweet Home.

14. Applicable law

Dutch law applies to all agreements. Disputes shall be submitted to the competent court in the Netherlands.
